A new planning application seeks permission to turn a former pub in Somercotes into a shop and 12 bedroom HMO.

The application, submitted to Amber Valley Borough Council, is for The Cotes Park building on Nottingham Road.

The proposal is to turn part of the ground floor of the building into a shop, while the rest of the former pub will be turned into a house of multiple occupancy (HMO).

According to the planning application, the retail unit would create four full-time and three part-time jobs.

It is not known what type of business will occupy the retail unit but the application form states that it would be open every day of the week between 7am and 10pm.

A design and access statement attached to the application concludes: “It is therefore considered that the site is located within an area where development will be supported in principle and is of a type of use which will support the employment aspirations for the Alfreton employment site.

“The proposals are for the reuse of a previously developed, vacant yet strategically located site in the urban area and will result in major regeneration benefits for the area.”
